Property Bank’s portfolio asset was in dire need of a refurbishment following the vacation of its whole of building tenant after fifteen years.
The implementation of the Metro and North Sydney precinct masterplan provided an opportunity for Linked to work with Property Bank on a strategic vision and highest and best use feasibility. While a knock-down rebuild was a viable option, capital constraints and future market analysis resolved that an existing building footprint reposition was the best option. Coupled with a full essential services and centralised plant upgrade, the team increased NLA, established a double height commercial entry and an end of trip facility that would attract an active tenant. A blonde brick façade was replaced with modern panelling and the floorplates opened up to present an industrial style modern and contemporary building.
